How much does a garage floor coating cost?Popular
Most residential garage floors fall between roughly $2,000 and $4,000 depending on size and concrete condition. As a rough guide, a typical 2-car garage runs around $2,200–$3,000, and a 3-car garage runs around $3,500–$4,500. Heavy repair work, premium flake blends, or larger spaces can shift those numbers. How long does installation actually take?
One day for almost every residential garage. We typically wrap a standard 2- or 3-car garage in 4–8 hours: diamond grind, basecoat, flake, topcoat, done. Larger commercial floors and unusual layouts may run longer, but you'll never have us coming back for a second day on a normal garage.
When can I walk on it? Park on it?
Light foot traffic in 4–6 hours. Vehicle traffic in 48–72 hours. We give you a specific timeline at the end of the install based on the system you chose and the conditions on the day.
How durable is it, really?
The polyurea basecoat is roughly 5× the tensile strength of standard epoxy and stays flexible — meaning it absorbs impact and movement instead of cracking. The polyaspartic topcoat is non-porous and chemical-resistant, so oil, brake fluid, gasoline, salt, and most cleaners wipe right off. We back the system with a written lifetime guarantee.
What's the difference between polyurea and epoxy?Popular
Epoxy is a water-based coating with relatively low strength and poor UV stability. Hot tires can pull it off the floor, and sunlight makes it yellow over time. Polyurea is a 100% solid resin — about 5× stronger, UV-stable, faster curing, and flexible. For a Carolina garage that bakes in summer heat and takes hot-tire abuse, polyurea is fundamentally a better product. Read more on our garage page.
Will it handle vehicle weight, jacks, and shop equipment?
Yes. The system handles passenger vehicles, trucks, SUVs, and heavy shop equipment without issue. We recommend protecting the floor when running point loads — a piece of plywood or a jack pad under a hydraulic jack — the same as you'd do on any finished surface. For commercial environments with forklifts or constant skid traffic, ask about our heavier-duty system.
Will it yellow in the sun like epoxy?
No. The polyaspartic topcoat is engineered to be UV-stable. Even on garage floors that get direct sun through the door for hours every afternoon, the color stays true for years. That's the single biggest cosmetic difference between our system and standard epoxy.
Is it slippery when wet?
The decorative flake we broadcast into the basecoat creates a textured profile that's significantly more slip-resistant than smooth sealed concrete. For projects where slip resistance matters more — pool decks, patios, ramps — we can broadcast a finer non-slip aggregate into the topcoat. Just ask during your estimate.
What kind of surface prep do you do?
Diamond grinding, every time. We grind the concrete with industrial diamond tooling to open the pores, remove any existing sealer or coating, and create the mechanical profile the polyurea needs to bond permanently. We also fill hairline cracks during prep. This is the step most "shake-and-roll" installers skip — it's also the step that determines whether your floor lasts 2 years or 20.
Can you coat a floor that already has an old epoxy or sealer on it?
Yes — in most cases. We grind the existing coating off as part of prep. If the previous coating is failing badly or the underlying concrete has serious issues, we'll point that out at the estimate and quote any extra prep up front before you commit.

How quickly can you schedule me?
Free estimates are usually available within a week. Installation lead time depends on the season — typically 1 to 4 weeks out from the day you sign the proposal. Spring and early summer book up faster than the rest of the year, so reach out early if you have a target date.
Do I have to pick the color before the estimate?
No. We bring physical color samples to the estimate so you can see them in your space. If you want to preview ahead of time, the full library is on our Colors page. You don't lock in the color until we order materials.

What's your service area?

How do I maintain the floor after install?
Sweep and mop. That's it. The non-porous topcoat means oil and chemicals sit on the surface and wipe clean. No waxing, no sealing, no annual treatments. For deeper cleans, a mild pH-neutral cleaner with a soft mop is plenty.
Will the install be smelly or messy?
Surprisingly little of either. Our resins are zero- or low-VOC and don't have the strong solvent smell of older epoxy systems. The diamond grinding creates dust, which we vacuum at the source as we go — most homeowners don't see meaningful dust by the time we're done.
